Define the work.

  • Document the affected elevation, component and observed symptoms.
  • Agree on the investigation and reporting needed before specifying repairs.
  • Include access, occupant protection and the finish at adjacent components.

Gather these first.

  • Elevation drawings, photographs and dated reports of water entry
  • Previous repairs, warranties and available product records
  • Window, balcony and ground-level access arrangements

Questions to ask the provider.

  • Ask how the provider will distinguish the source of a problem from where it becomes visible.
  • Compare assessment, repair design, access and construction as explicit stages.
  • Request responsibility for adjacent finishes, inspections, documentation and follow-up.

Give each provider the same brief. When an answer depends on a site visit, record that dependency alongside the proposal. The board or property owner can then compare the scope, assumptions and responsibilities before agreeing to the work.
